Dubai Maritime City
Dubai Maritime City (DMC) is a multipurpose maritime zone developed by DP World, spanning 2.27 million square meters on a man-made peninsula between Port Rashid and Dubai Dry Docks. The project’s vision is to develop and operate the world’s best maritime center, supported by a comprehensive masterplan.
The masterplan includes a dedicated industrial district serving as a hub for ship repair facilities, yacht manufacturing, and workshop units, featuring 1,270 meters of wet berths and 42 dry berths. The industrial precinct is fully operational, with over 280 registered businesses primarily involved in ship lifts, ship repair plots, warehouses, and workshops, supported by retail spaces and showrooms. This establishes Dubai Maritime City as a critical hub for Dubai’s maritime and logistics sectors.
The commercial district comprises freehold land designated for residential and commercial real estate, including a 3.5-kilometer promenade, business towers, residential buildings, and essential community amenities such as mosques, RTA stations, and community parks. As a designated free zone, Dubai Maritime City offers 100% foreign ownership and tax exemptions on income, corporate, and import/export duties for maritime businesses, with properties above AED 2 million qualifying for long-term Golden Visa residency.
The development also features an Academic Quarter dedicated to maritime education, accommodating over 1,300 students, alongside a leisure zone with a museum and marina offering yacht berthing. Upcoming luxury projects introduce art-inspired architectural designs and private beach access, adding a premium residential dimension to the area.
With average rental yields ranging from 5.3% to 7.8%, a strategic location just 10 kilometers from Dubai International Airport and 3 kilometers from Sheikh Zayed Road, Dubai Maritime City represents a unique convergence of maritime industry excellence, tax-efficient investment opportunities, and emerging waterfront luxury living.
