What it is

A mixed use district along the Dubai Canal, immediately south of Downtown. Offices and residential towers together, with a canal promenade that has improved the area considerably.

The investment case

The value play next to a premium address. Yields are meaningfully better than Downtown for a location a few minutes away. The risk is supply: a lot of towers are still handing over here, which puts pressure on rents in any given year.

What living here is actually like

Convenient and improving. The canal walk is genuinely pleasant. Some blocks still feel like a building site, so which tower you choose matters more here than in a finished community.

Getting around

Business Bay metro, and quick access to both Sheikh Zayed Road and Al Khail Road, which is the useful part.
