What it is

A man made canal ringed by towers, with JBR and the beach on its seaward side and Bluewaters Island alongside. Mostly one and two bedroom apartments, with a strong short term letting market.

The investment case

The most liquid rental market in Dubai. Tenants are always looking here, so voids are short and finding a replacement is rarely a problem. The trade off is heavy competition from other landlords, which caps how far you can push the rent.

What living here is actually like

You can live a genuinely car free life, which is rare in this city. In exchange the Marina Walk is crowded most evenings, and getting out by road at rush hour takes patience.

Getting around

Two metro stations, the tram loop, and the walk to JBR beach. Road access to Sheikh Zayed Road can be slow at peak times.
