This suits you if

  • You want waterfront and a Downtown skyline view without Downtown prices
  • You are comfortable with a community still filling in
  • You want an Emaar build and the management standard that comes with it

Look elsewhere if

  • You want a finished neighbourhood with an established restaurant scene
  • You rely on the metro
  • You need the strongest available yield

What it is

A large Emaar waterfront masterplan on the creek, opposite the Ras Al Khor flamingo sanctuary. Apartment towers, a promenade, and a marina, with more phases still to come.

The investment case

A middle position between established and speculative. Enough is built that you can see what you are buying into, and enough remains that there is room for the area to appreciate as it completes. Emaar’s delivery record is the strongest in the market, which lowers the execution risk considerably.

What living here is actually like

Calm, green and unusually well laid out, with genuinely good views back to the Downtown skyline. It is a drive to almost everything, and evenings are quiet.

Getting around

Car dependent for now, with good access to Ras Al Khor Road and onward to Downtown in around fifteen minutes off peak.
