What it is

A large district around Al Maktoum International Airport and the Expo site, now Expo City. Emaar South sits within it, built around a golf course. Still early in its development.

The investment case

This is the clearest example of buying the masterplan rather than the market. The airport expansion is committed and enormous, and the Dubai 2040 plan puts real weight behind this corridor. Whether that arrives on schedule is the open question, and Dubai infrastructure timelines have slipped before.

What living here is actually like

Quiet and spacious, with amenities still thin on the ground. Early residents are trading convenience for space and price, and generally know that is the deal.

Getting around

Metro extension to Expo City, and direct access to Sheikh Zayed Road and Emirates Road. Everything else is a drive.
