The strongest gross yields in mainstream Dubai. The risk is supply: JVC has a heavy handover pipeline, and rents soften in years when a lot completes at once. Check what is landing in your building’s immediate area before committing.

What living here is actually like

Improving steadily but still patchy. Some streets are finished and pleasant, others are beside an active site. Which specific block you choose matters enormously here.

No metro. Car dependent, though both major highways are close, which is a large part of the appeal.
