A property you cannot visit needs someone who can. Maintenance requests, service charge invoices, tenant issues and inspections do not pause because you are in another time zone.
This is the least glamorous service we offer and the one that most protects the value of the asset.

Service charge oversight
Invoices checked against what was budgeted, and challenged when they are not.
Inspections
Scheduled through the tenancy, not only at the end when the damage is already done.
Reporting
A statement showing income, spend and anything needing a decision.

Condition report, inventory and photographs, so the baseline is documented.

We are the contact for the tenant, the building and the contractors.

Annual review
Rent against the index, condition against the market, and whether to hold or sell.
What it costs
Stated up front, becausethat is the easy part to get right.
